The scheme consists of 324 luxury rented apartments in 3 blocks including 360 car parking spaces and 7500 sq ft of Retail/Leisure.
Construction work has now started on site with a completion date of September 2016.
Promenade Estates (Old Neptune Investments), a long established award winning company with a strong track record of delivering high quality schemes on time and within costs, will be committing a substantial amount of its own funds into the project and has secured funding from HSBC.
‘’A funding package, will assist with the cost of developing the scheme that will provide an important option for those looking for accommodation in this part of Liverpool, which is not only a convenient position to live, but also a prestigious one in context of the Liverpool city centre market”
HSBC provided Promenade with the funding for the project, and this move further cements a strong relationship that goes back well into the early 1980s.
Balfour Beatty Construction is the main contractor, Jon Adams, Balfour Beatty Delivery Unit Managing Director, said: “Balfour Beatty has extensive experience in delivering high-end residential schemes, and of working in Liverpool where we have constructed the Liverpool One development and the recent successful completion of the Aloft Hotel. We have a long established relationship going back over 15 years with Neptune and we look forward to working with Promenade Estates to deliver this exciting new development in the heart of the Liverpool docklands.”
The architect for the scheme is Liverpool based FCH. Alastair Shepherd, Director of FCH, commented: “The site is well known to anyone who has visited Liverpool Waterfront. Liverpool is forging ahead at a pace now and this scheme, despite complexities caused by the existing structure, will set the benchmark for City Centre apartment living. The City Council together with the Planning Department have been pivotal in helping to revive the scheme which sits at the threshold of the Waterfront, Liverpool One and the rapidly developing Baltic Triangle – home to creative industry and exciting nightlife. We are particularly excited about not only the generous apartment sizes but also the communal spaces which will reflect the feeling of a boutique hotel.
When completed, the scheme will be managed by Parla Living, a subsidiary of Neptune Investments.
Sue Taylor from Parla Living commented: “The project will be very different from any other City Centre residential scheme. It will be 100% for rent and will embrace a whole new mind-set of customer service with a range of quality 1, 2 and 3 bedroom apartments, including facilities such as hotel type concierge, free wi fi, Residents lounge, lobby, gym, meeting and event rooms and quality public realm. All designed to create a real sense of a secure community for our occupiers. The location of the site could not be better, with views overlooking Liverpool’s famous Waterfront and 2 minute walk from Liverpool One with its superb retail and Leisure offer.”
